Our Remodeling Process

Our remodeling process is designed to give you a clear understanding of what happens from the first conversation through the final walkthrough.

At Roman Builders, we manage remodeling and home improvement projects in Clearwater and throughout Pinellas County. We explain the work, organize the details, and keep you informed so you are not left wondering what comes next.

Larger projects may require design, CAD drawings, engineering, permits, material selections, and several construction trades. Smaller projects follow a more direct path while still receiving careful planning, scheduling, and communication.

We have served local homeowners since 1997. As a licensed and insured general contractor, we provide one dependable point of contact throughout your project.

Step-by-Step Process

Once you choose Roman Builders for your remodeling project, we follow a clear, organized process designed to keep the work moving and keep you informed at every stage.

1. Consultation and Project Evaluation

Every project begins with a conversation. We want to understand what is not working in your home, what you want to change, and what you expect from the finished project.

During the initial consultation, we may discuss:

  • Your goals, priorities, and concerns
  • How you currently use the space
  • The improvements you are considering
  • Your preferred materials, features, and appearance
  • Your general budget and project expectations
  • Questions about design, construction, permits, and scheduling

For projects that require an on-site evaluation, we visit the property to review the existing space, take measurements, identify visible conditions, and discuss possible approaches. This helps us better understand the work before developing the project scope.

2. Scope, Estimate and Project Agreement

After evaluating the project, we define the work to be completed and prepare an estimate based on the agreed scope. The level of detail depends on the type and size of the project.

A focused drywall repair, painting project, or flooring installation may move from evaluation to estimating relatively quickly.

A room addition or major renovation may require additional planning before the complete construction scope can be established.

We review the proposed work with you so you understand what is included. Once the scope and agreement are approved and signed, we can move forward with the planning, selections, permitting, and scheduling required for your project.

3. Planning and Design

Major remodeling projects are planned before construction begins. This is especially important for room additions, kitchen remodeling, bathroom remodeling, and whole-home renovations.

Depending on the project, planning and design may include:

  • Existing-condition measurements
  • Space planning and layout development
  • CAD plans and construction drawings
  • 3D drawings or renderings when appropriate
  • Structural evaluation
  • Engineering coordination when required
  • Plumbing, electrical, lighting, ventilation, and HVAC planning
  • Cabinet, fixture, and appliance layouts
  • Material, color, and finish selections

This phase allows us to identify how design decisions affect the structure, building systems, adjoining rooms, and overall construction scope. It also gives you an opportunity to review important choices before materials are ordered and work begins.

4. Permits, Materials and Pre-Construction Coordination

Once the plan is established, our team prepares the project for construction. Not every home improvement requires a permit, but room additions, structural changes, building-system modifications, and certain remodeling projects may require plans, approvals, and inspections.

When applicable, we coordinate:

  • Engineering documents and supporting information
  • Permit preparation and submission
  • Responses to applicable plan-review requirements
  • Required construction inspections
  • Material and product ordering
  • Trade scheduling and project sequencing
  • Delivery and site-access planning
  • Preparation of the home and work areas

We also confirm important selections and availability before the related phase of construction. Organizing these details helps reduce avoidable delays and keeps the different parts of the project working toward the same plan.

5. Construction and Installation

Once the project is ready, our team begins construction according to the established scope and schedule. The work may involve demolition, structural construction, plumbing, electrical work, drywall, cabinetry, tile, flooring, painting, trim, exterior improvements, or other services included in the project.

During construction, we focus on:

  • Coordinating trades in the proper sequence
  • Maintaining organized work areas
  • Protecting surrounding areas included in the preparation plan
  • Monitoring materials and scheduled installations
  • Coordinating required inspections
  • Keeping you informed of progress
  • Discussing unexpected conditions or requested changes

Remodeling an existing home can sometimes reveal concealed conditions after walls, floors, roofing, or other materials are opened. If additional work becomes necessary, we explain what was discovered and discuss how it may affect the scope, cost, or schedule.

6. Walkthrough and Project Completion

As construction nears completion, we review the work and finish the remaining details.

We then walk through the completed project with you, explain relevant features or care considerations, and identify any final items requiring attention.

The final stage may include:

  • Reviewing the completed work against the project scope
  • Checking visible finishes and operation
  • Completing final touchups and included details
  • Coordinating final inspections when required
  • Cleaning the work area
  • Completing a final walkthrough with you

Our goal is to leave you with completed work that meets the agreed plan and a clear understanding of the project at closeout.

Clear Communication From Start to Finish

A homeowner should not have to manage every trade or track down several companies for answers. Our full-service approach gives you one team responsible for coordinating the work and one point of contact throughout the project.

We explain what decisions are needed, keep you informed as the work progresses, and discuss conditions that may affect the plan. Clear communication helps you prepare for each phase and gives everyone a better understanding of responsibilities, timing, and expectations.
